How much does it cost to re-roof a house in NZ?
Re-roofing costs more per square metre than a new build because the old roof has to come off first. As a very rough guide, many re-roofs land somewhere in the mid-to-high thousands for a modest home and higher again for large or two-storey houses. Roof size, access, the new material and the condition beneath all shift the figure, so a free quote is the only reliable number.
Why re-roofing is its own job
A re-roof is not just a new roof, it is a removal and a replacement rolled into one. The old roofing has to be stripped off, loaded out and taken away before the new roof goes on. That extra labour and disposal is the main reason re-roofing works out dearer per square metre than roofing a fresh build.
The upside is that stripping the old roof back is also when problems get found and fixed properly, rather than being covered over. A roof done right now is one you can forget about for a long time.
What drives the cost of a re-roof
Here is where the money goes on a typical re-roof. The more of these that apply to your place, the higher the price climbs.
- Roof size: more square metres means more material, more labour and more to remove.
- Removal and disposal: taking off the old roof and carting it away is built into every re-roof.
- Access and scaffold: tight sites, steep sections or anything that needs scaffold adds cost.
- Number of storeys: a two-storey re-roof is a bigger, slower, more involved job than a single-storey one.
- Pitch and complexity: valleys, gables, skylights and chimneys all need detailing.
- Condition of the timber and underlay beneath: once the old roof is off, any rotten purlins, battens or perished underlay are best sorted while the roof is open.
- New material and profile: what you re-roof in sets a big part of the bill.
- Flashings and spouting: worn flashings and tired spouting are often replaced at the same time while access is already set up.
What might be hiding under the old roof
The one part of a re-roof nobody can see until the old roof comes off is the condition of the structure underneath. Most roofs are sound, but some have perished underlay, damp or tired timber that is better dealt with now than left for later.
